We’ll need your help on this part. Certain documents are critical to have in order to keep your home loan moving. Please provide these as quickly as possible when the request comes through to avoid delays. If you’re unsure about a request, your Loan Wizard comes in handy and can help guide you through.

Pre-Approval
We have two great options for Underwriting. We can approve you for a loan prior to even getting a contract on a home which is our pre-approval program. That will allow you to show an “Approval Letter” to the Sellers instead of just a “PreApproval Letter". That option gives you a lot better chance to win an offer and makes it to where we just need an Appraisal and Title work.
Option 2 is UpFront Underwriting, to where we take your documents/loan application and get your loan into underwriting within 24 hours on average and issue an approval on the loan. This option is needed if you apply and get a contract to purchase a home within the same day of us issuing you the PreApproval Letter. Most mortgage companies do not submit your loan to Underwriting until 2 to 3 weeks into the process, so you really don’t know till then if your loan is truly approved. We take the guesswork out of it.

Final Approval Issued
All final conditions are cleared by the underwriter that you have sent in or uploaded. Then the Final Stamp of Approval is done and you are ready for Closing…

Each step before this is taken so that you're completely prepared for your closing. We'll work with the Closing Attorney to let you know the exact amount you can expect to bring, as well as where to go and when. Once all the paperwork is signed, you'll walk away from the closing a happy homeowner!
